As 2025 draws to a close, the Greenville Housing Fund is proud to reflect on a year where community collaboration, bold commitments, and tangible developments moved us measurably closer to a more affordable, equitable Greenville.

Major Milestones & Achievements

  • New homes come online — including workforce and affordable units
    • In June, the opening of Riley at Overbrook added 88 affordable units for renters earning between 20% and 60% of Area Median Income (AMI). The project was built in partnership with local developers and supported by GHF and reflects our mission to expand access for people earning modest incomes.
    • In October, the ribbon cutting for Gateway at the Green marked the debut of 72 fully affordable apartments on Webb Road. These units — already fully leased — serve households earning under 60% of AMI, including deeply affordable homes reserved for extremely low-income renters (20–30% AMI).
  • In August, GHF officially became a charter member of the national NeighborWorks America network. This membership connects Greenville to a national cohort of top-performing housing and community-development nonprofits thus unlocking new flexible resources, expertise, and best practices to scale up our work in affordable homeownership, rental housing, and resident supports.
  • Over the life of the organization, GHF has now supported more than 1,700 homes for residents. That includes preservation, new construction, and homeownership opportunities.
  • In 2025, GHF and our partners submitted formal comments to the state housing authority urging reforms to LIHTC allocation rules, arguing for stronger support for fast-growing, high-demand areas like Greenville County. That advocacy underscores our dual role: building housing, and shaping policy so housing remains accessible long-term.

What These Wins Mean for Greenville

These successes reflect more than construction milestones. They signify hope, stability, and opportunity. For seniors, working families, and individuals striving for stability, the new homes represent safe, affordable places to live. For the community at large, GHF’s growing influence (now backed by a national network) means Greenville is better positioned than ever to respond to the pressures of population growth, rising home values, and shifting incomes.

Looking Ahead to 2026: Building on Momentum

As we turn the page to 2026, GHF sees opportunity and responsibility. Here’s where we hope to focus and grow:

  • Scaling up homeownership & preservation through the Greenville Community Home Trust. By launching this program in earnest next year, we aim to provide deeply subsidized, sustainable homeownership options for lower-income residents. This isn’t just about building housing — it’s about building generational wealth, community stability, and rooted neighborhoods.
  • Diversifying housing types and expanding neighborhood-scale developments. In addition to large multifamily projects, we plan to deliver smaller-scale duplexes and townhomes, offering a wider range of housing types to meet varied needs. This approach helps meet demand without altering neighborhood character — ideal for families, seniors, and working individuals.
  • Leveraging new funding sources and advocacy to meet growing demand. Our membership in NeighborWorks, ongoing engagement with state housing authorities, and proactive comments to housing policy give us a stronger platform to secure funding, influence policy, and direct resources where they’re needed most.
  • Centering resident support, equity, and long-term affordability. Beyond bricks and mortar, GHF will continue expanding resident support services — from financial counseling to maintenance assistance — ensuring that affordable housing remains sustainable and enabling households to thrive, not just survive.
  • Working with the community to meet Greenville’s housing needs. We know that building affordable housing isn’t just about developers or nonprofits. It’s about neighbors, civic leaders, local businesses, landlords, and residents. This will be a year for deeper collaboration, community engagement, and shared commitment to making Greenville affordable for everyone.
  • LIHTC opportunities abound. We heavily focus on continued applications in the 2026 9% LIHTC round. We anticipate submitting an application in the ownership structure for an 80-unit family development.

The past year has shown what’s possible when vision meets action. From new apartments opening their doors to membership in a national network, from pipeline planning to policy advocacy and GHF’s work is gaining real traction.

But there is far more to do. As Greenville continues to grow, and as economic pressures mount on working families, the need for stable, affordable housing will only increase. GHF enters 2026 energized and ready: ready to build, ready to preserve, ready to partner — and ready to help make Greenville a place where everyone has a safe, affordable place to call home.
